    We are seeking an Assistant Chief Engineer for a job opportunity with a leading client in Eagan, MN.

    ESSENTIAL DUTIES AND RESPONSIBILITIES


    * Assist the Chief Engineer in the formulation and implementation of the preventive maintenance program. Specific duties include but are not limited to: scheduling of preventative maintenance with a minimum disruption of building services; performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff member; ordering parts and equipment required for repair; maintenance and installation of new equipment.
    * Check malfunctioning equipment and ascertain corrective action required to restore to satisfactory operating condition.
    * Demonstrate the ability to understand the engineering design and operational aspects of the Base Building systems and be able to immediately recognize system performance deficiencies and respond to operational and emergency situations.
    * Assist the Chief Engineer in the organization and management of all administrative functions related to the engineering department including budgeting and financial control, compliance with all applicable national and local codes and regulations, reporting on budgets, energy accounting, and productivity.
    * Ensure the availability of an adequate operating inventory of tools and supplies. Specific duties include, but not limited to: preparing and submitting purchase order requests; developing sources for stock materials; performing periodic checks for supplies.
    * Maintain up-to-date files of building plans, equipment specifications, and all maintenance logs as required.
    * Work with vendors and contractors regarding installations, preventative maintenance, and modifications ensuring that all safety procedures and guidelines are followed.
    * Assist the General Manager and Chief Engineer with management of all tenant and capital improvement construction projects from construction document review to project closeout and completion.
    * Provide training aimed at expanding the capabilities of the operations staff. Specific duties include, but not limited to: demonstrating the proper use and care of tools and instruments; giving hands on instruction in basic maintenance, safety, and troubleshooting procedures; recommending relevant outside engineering courses for enrollment and instilling an overall level of professionalism in manner and appearance.
    * Maintain a courteous and professional work ethic, appearance, and attitude.
    * Provide support to the Chief Engineer or General Manager on all standard company initiatives. Maintain compliance with the Operational Compliance Program. Demonstrate improvement from previous scores.
    * Perform special requests as assigned by the General Manger and/or Chief Engineer.

    EDUCATION AND SKILLS


    * 5+ years of experience in building engineering maintenance with at least 5 years in supervision.
    * Exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical systems, welding, and electrical systems engineering and operation.
    * Comprehensive knowledge of maintenance processes.
    * Understands aspects of construction planning and execution, preferred.
    * Good computer skills in software such as MS Office, E-Mail, etc.
    * Strong verbal/written communication skills.
    * Proven record of excellent internal and external customer service.

    What is the job?

    * Operate equipment and tools required to complete assigned tasks
    * Identify unusual incidents or situations and promptly report them to the Property Manager
    * Preform special assignments and any other duties as required from time to time
    * Other duties as assigned

    What do you bring to the job?

    * High school diploma or equivalent
    * Proficient in relevant computer applications
    * 3-5 years of experience in a building operation, maintenance or equivalent
    * 1 year of experience supervisory or leadership experience
    * Superior listening, verbal, and written communication skills
    * Excellent physical fitness with the ability to lift to a maximum of 90lbs pounds with assistance.
    * Available for various shifts
    * Ability to work independently in a fast-paced environment is a must

    Job Responsibilities / Area of Responsibility

    * Using critical environment protocols MOP process.
    * Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components.
    * Proficient maintain, operate, and repair all HVAC systems and CRAC units associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds, and production equipment as it pertains to assigned buildings.
    * Study and become familiar critical environments with the various items of equipment, and the methods required to use them properly, that are required in everyday activities. This to include building automation systems, fire / life safety systems, and any other building related equipment.
    * Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.

    * Complete Hazard Assessments as necessary
    * Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
    * Maintain compliance to State, County, or City Ordinances, Codes, or Laws.
    * Must complete all required safety trainings as scheduled
    * Practice Defensive Driving at all times

    Knowledge, Skills & Abilities / MINIMUM REQUIRED



    * Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in the technical aspects of packaged HVAC, plumbing, electrical, production equipment repair and maintenance. Knowledge of overall system design and applications.

    * Experience working in Data Centers/ Raised Floor Environment
    * Strong Customer Service skills
    * Strong Interpersonal skills

    * HVAC technicians must have a Universal CFC recovery certification (or within 90 days of employment)
    * CRAC (Liebert) maintenance and repair experience
    * High School diploma or GED equivalent.
    * Licenses as required by authority having jurisdiction
    * Working knowledge of computer applications including Word and Excel
    * Two years of trades school or documented apprenticeship in electrical systems, refrigeration and HVAC, plumbing or other craft skills.

    The Controller's primary responsibilities are to provide accounting & business analytical support to the brokerage as well as planning, directing and coordinating efficient operational functions of the Accounting Department.
    RESPONSIBILITIES INCLUDE:
    * Liaise with the CFO to establish the strategic direction of the Accounting Department.
    * Ensure the Accounting Department delivers a high standard of service to our agents.
    * Daily supervision and follow up with deal processing & bookkeeping staff.
    * Monthly supervision and follow up with accounts payable clerk.
    * Develop office procedure documents for key processes.
    * Being familiar with RECO (TRESA) brokerage audit expectations and meeting those expectations
    * Being current on government legislation & compliance that impacts the accounting function of the brokerage
    * Prepare & submit monthly franchise report & payment to the organization
    * Monthly bank account reconciliations
    * Monthly prepaids, accruals, G/L posting audit, fixed asset schedule, and other monthly duties as required.
    * Prepare month end income statement, balance sheet & brokerage productivity reports
    * Prepare, file and pay monthly HST report.
    * Monitor agent's Accounts Receivable.
    * Supervise & monitor all financial activities with our fundraising initiatives.
    * Year end - working paper preparation and liaise with external accountants to ensure completion of annual financial statements and corporate tax return.
